Inspections during home construction can protect your biggest investment. By Tim Russu, owner/operator of Home Inspcetion Master, Inc.
You have looked and looked at numerous subdivisions and new homes and you have finally decided on the house model, carpeting, appliances, etc. Why would you need a home inspector to inspect your home before your even move in? I have had a number of clients ask the same question because most builders are so exacting and detailed when it comes to building and finishing their model homes. But many times the problem lies with the subcontractors that the builder hires. For this reason, I am asked to perform what I call a "progressive inspection."
A progressive home inspection is basically four to five inspections conducted during construction of the home to insure the perspective homeowner that the construction and quality they expect is there.
Most builders employ what the industry calls a "punch list" superintendent who conducts a detailed and thorough inspection of every aspect of the house construction and appliance instillation before the final walk-through before closing.
As detailed as a punch -list inspector is, we are all human. And as the builder has to rely on subcontractors, errors and misunderstandings do occur. Consequently, this is where a home inspector comes into play.
My inspection normally consists of three hours of testing all the heating and cooling mechanics, kitchen appliances, general construction and workmanship of the home.
On one of my most recent home inspections, I was asked to inspect a new home in Loganville. I asked the superintendent of the housing project to turn on the electronic gas fireplace for me. He routinely said that the switch was to the right of the fireplace and he proceeded to reach for the switch ... which to his surprise was not there! The drywall company mistakenly covered the power switch for the fireplace.
Yes, this was a simple mistake, and the builder immediately corrected this error. Having a pre-closing home inspection would have saved a lot of grief and aggravation before the closing process - not to mention the soft drink can found in the drain system!
